Pre-Planning Phase
PMC can aid the owner with finalizing the program, assembling the parameters for each professional discipline, identifying bid packages, construction phasing, and saving money for the owner by establishing from the outset a realistic total capital expenditures budget. This budget will be based on years of familiarity and expertise with every aspect of the construction process.
Preconstruction Phase
We will consult, advise, assist and make recommendations to the Owner and Architects (hereafter the project team) on all aspects of construction related planning for the project. We will assist in the development of the architectural, civil, landscape, mechanical, electrical, structural plans and specifications. We will advise and make recommendations in the areas of construction feasibility, possible economies, availability and utilization of materials and labor, time requirements for procurement, construction, and projected costs.
Design Phase
PMC can be your advocate in the design process, assisting in the management and coordination of the design effort. We can set up the anticipated project schedule, which will undergo regular periodic updates. We can also prepare and/or review cost estimates, assist in obtaining approvals and review design documents for completeness, conformance with the program and for constructability. At completion of the design phase, the owner will not only have all necessary construction documents and re- quired approvals to go ahead with construction but will also know that the project can be constructed as conceived.
Bidding Phase
PMC can work with the architect in developing bid packages for the various prime contractors and phases needed for the job. At the same time, we can work with the owner to pre-qualify contractors to the submissions received from reputable firms capable of doing the work. PMC can conduct Prebid meetings so that all bidders are fully familiar with the project’s requirements, setting up objectives clearly and concisely for all potential bidders.
Construction Phase
PMC can provide personnel in the number and with qualifications necessary for adequate coordination, supervision, reporting, and quality control of construction. Scheduling, progress payments, change orders, shop drawings, procurement activities – is maintained and liberated at the job site for accessibility and use. Timely reports to all involved parties enable everyone at the job site to know exactly what is going on, and if issues may be impacting on the schedule, what actions should be taken when and by whom. PMC will prepare a punch list, and ensure those items are completed in a timely manner, provide owner with all closeout documents, warranties and keys.
Value Engineering
An analysis of materials, processes, and products in which functions are related to cost and from which a selection may be made so as to achieve the desired function at the lowest overall cost consistent with performance.
Quality Assurance
To ensure the quality of construction is not sacrificed, the Construction Manager must establish a culture of quality, enforce that culture and monitor every aspect of the project to ensure that the building is built with the highest quality level possible.
Quality Control Personnel
PMC’s staff is certified by Army Corp of Engineers/ Naval Facilities Engineering Command at Construction Quality Control Managers. We are dedicated to checking lay- outs, inspecting work installed and coordinating trades to ensure proper installation.
